Design coordination, permitting, and the build itself all run through the same in-house team, so nothing gets lost handing off between contractors.

Process

How a project moves

Five stages, start to occupancy. Timelines vary by scope, but the order doesn't.

Site survey and program
Soil report, setback and flood-plain review, and a written scope before any drawing starts.

Design and engineering
Architectural drawings, structural engineering, and a fixed construction budget the client signs off on.

Permitting
City and county permit submittals, handled in-house rather than passed to a separate expediter.

Framing through finish-out
Foundation, framing, MEP rough-in, and finish carpentry, walked weekly with the client.
05
Walkthrough and close-out
Punch list, city final inspection, and a one-year warranty on workmanship.
